Whether you wish to sub-divide your existing property to offset your mortgage to enable one or two blocks to be planned and changed it depends on the size of your block as to how much development can be achieved.
Why subdivide?
Many clients who reach out to us, proceed to sub-divide to allow another dwelling to be constructed at the rear of the existing house. This is popular as it accomplishes two things:
It uses the currently oversized backyard that you do not utilise. By sub-dividing your block and selling the rear block, it can assist with paying off your mortgage.
It helps with less maintenance on existing property as the area is smaller.
Some clients demolish the existing house and develop the entire block to build 3 new residences.
Where do I start?
There is quite a bit of planning that is associated with the sub-division concept and various authorities, and government departments may be involved. But! The financial gain can be more than beneficial than you may think.
We would recommend employing a reputable surveying company to handle the paperwork side of things.

Initially you'll need to decide what type of development you require:
Strata Title
Green Title
Strata title is a title on your sub-divided land that allows you to share infrastructure to connect multiple blocks to one sewer connection. The water and gas services are installed individually to each block.
Once the sub-divided property is sold the Strata Title is governed by Strata Laws and rules and includes sharing costs among blocks.
Green Title is a title that gives each block a complete separate entity with each green title having no encumbrance on the block. This also means that a sewer connection to each block MUST be separate to any other sewer junctions. This requires each green title to have its own sewer junction off the main sewer outside of the property boundary. This is more costly to set up BUT if you sold a sub-divided with a green title it has a greater value on the market.

Once plans and approvals have been processed the design of the drainage system can commence.
Sewer, water services and gas services (if required) can be allowed for in the planning stage.
